Banks work with commercial real estate owners

Long Island Business News, Jul 21, 2010 by Bernadette Starzee

A foreclosure can be devastating for a property owner, but it’s not so hot for a bank either, especially now.

While many commercial property owners are in default on their loans or headed in that direction, banks and other lenders – more so than in other down cycles – are working with the borrowers on loan modifications rather than rushing to reacquire the property or sell the note.

“Banks are not especially good at owning properties; it’s not their business, and they know it,” said Maury Golbert, a partner in the tax department of the accounting firm Berdon, which has an office in Jericho.

Additionally, taking on an asset with reduced equity will not be good for a bank’s books. “Banks are incentivized to put off losses as long as possible – hopefully till a time when the industry has recovered,” he said.

The phrases “pretend and extend” and “a rolling loan gathers no loss” have become popular catch phrases in the industry. Workouts present a win-win for both property owners and lenders, who know they will face problems if they acquire the property and try to sell it. The same lack of available credit making it difficult for property owners to refinance or sell the property will make it difficult for the lender to find a buyer.

“In past cycles, there was a quicker transfer of ownership of these mortgages and more activity and turnover as debts were sold off or properties foreclosed,” Golbert said. “But today, banks are looking to stabilize their capital bases and dribble out losses over time.”

Depression and its effect on our stress

July 29th, 2010

Depression and its effect on our stress levels can have a huge impact on our lives.

When I think back over the times of extreme stress and anxiety over the last few years, I find I never really would have classed myself as depressed. However, at times, the thought of just not being part of this life became quite attractive. I often wanted to just peacefully slip away. I’m sure that this was a symptom, within myself of a mild form of depression.

As life sorted itself out, slowly those times of thinking like that started to diminish. It is only when I look back at how I felt that I realise how thinking like this was part of my life then.

What is depression?

Depression, like stress and anxieties, results from living our lives in a way in which we are not designed to live.

Updated Tarentum restaurant retains classic feel

0 Comments | Tribune – Review / Pittsburgh Tribune – Review, May 9, 2010 | by Pam Starr

The Tarentum railroad station, off Lock Street in Tarentum, has been around since 1913 and was converted into a restaurant in 1984.

Jeff Norris worked as a server at the restaurant from 1984 until 2007, when John Greco bought the place and transformed it into JG’s Tarentum Station Grille. The new restaurant opened in January 2008 with a lot of upgrades, including an addition, new furniture, new Italian tile flooring, new outside lighting and a revamped continental menu.

“They expanded the kitchen and added an office,” says Norris, who is now the night manager. “The bar has five wide-screen, flat-panel televisions. We will also have an outdoor patio in a few weeks.”

JG’s Tarentum Station Grille, named a historic landmark in Tarentum, retains an early 20th-century flair. With its red brick exterior and proximity to the railroad tracks, the restaurant has a welcoming, old-timey feel. Trains chug by several times a day, only adding to the authenticity of the building. Inside, buttery yellow walls in the two main dining rooms mesh nicely with the sturdy wooden tables and chairs and white linen tablecloths.

On busy nights, says executive chef Jeffrey Thompson, he and his crew churn out several hundred dinners. Thompson, 49, is an Erie native who learned how to cook from his mom, Jessie Smith, as a youngster. He watched other chefs while working in various restaurant kitchens since he was 16, and taught himself the skills he incorporates on a daily basis.

“We have a system in the kitchen — there are three on the line each night,” Thompson says. “My grill man, Brion Smith, and my sous chef, Joe Ross, and myself have all been in the business long enough to work well together. We collaborate on the menu and come up with weekly specials.”

The continental menu has a whopping 49 entrees, including classic Italian favorites, such as the Romanos, parmigianas, marsalas and piccatas. But diners with a more adventurous palate will be pleased by the offerings. Shrimp Louie features shrimp, artichoke hearts and roasted red peppers with a lobster sauce and topped with crabmeat.

The Sole Meuniere, which Thompson says is a very popular entree, boasts a sauteed fillet of sole with portobello and shiitake mushrooms topped with jumbo lump crab meat in a white wine butter sauce. There are several Cajun dishes, as well as pasta, chicken, veal, pork and steak entrees.

Thompson feels that the most important quality a chef can have is leadership ability, and not being afraid to get your hands dirty.

“I’ve found that people are more willing to follow your leadership when they see you doing things that could be delegated to someone else,” he says. “I’ll do it once, let as many people see me doing it, then when I need it done again, I have no problem delegating it to someone else.”

Medallions of Beef Danielle

Chef Jeff Thompson created this delicious entree in honor of his 20-year-old daughter, Danielle. The filet turns out very tender and flavorful, and the potato pancakes are a delightful accompaniment.

The chef suggests serving this dish with a nice pinot or merlot.

3 tablespoons clarified butter, divided (see note)

1 (6-ounce) filet mignon, split lengthwise into 2 (3-ounce) medallions

1/2 cup flour

1 cup shiitake mushrooms, sliced

Pinch of kosher salt and freshly ground black pepper, plus more for seasoning

1 teaspoon minced shallots

1/2 cup marsala wine

1/2 cup veal or beef stock

1/2 teaspoon parsley, plus more for garnish, optional

1 tablespoon whole butter, dredged in flour

Potato pancakes (see recipe)

Paprika, for garnish, optional

Heat 2 tablespoons butter in a saute pan over high heat.

Dredge the medallions in flour and place in the pan.

Sear for 2 minutes on each side for medium rare, then transfer the medallions to a cooking pan and put in a 350-degree oven for 5 minutes.

In the meantime, heat another tablespoon of butter in the saute pan over high heat, adding the mushrooms and a pinch of kosher salt and pepper.

Add the shallots and the marsala wine, along with the veal or beef stock and parsley.

Cook until the sauce is reduced by half.

Put the filets in the sauce and simmer for another 2 to 3 minutes.

Finish the sauce by adding a pat of butter dredged in flour, which will thicken the sauce.

Turn the heat down to low, and season with more salt and pepper, if desired.

To plate: Place the potato pancakes on the bottom of the plate. Put the filets on top of the pancakes and cover with the mushroom sauce. Garnish with paprika and parsley on the edges of the plate.

Makes 1 serving.

Potato Pancakes

2 cups dehydrated potatoes or Ore Ida frozen hash browns

1 egg

2 tablespoons sour cream

3 green onions, chopped

Salt and freshly ground black pepper, to taste

1/4 cup flour

2 tablespoons clarified butter (see note)

Mix thoroughly the potatoes, egg, sour cream, green onions and seasonings.

Add the flour to keep the mixture from getting runny

The best of the Shakespeare-based productions on the Fringe employ wit, humour and beauty, while the worst turn those sweet sonnets sour

FAST, reliably funny, old-fashioned, unpretentious wit: that’s the verdict on Shakespeare for Breakfast. The C Venues production, in its 18th year, is back with A Midsummer Night’s Scream, and is as strong as ever.

The show mixes Shakespeare quips with a little panto and audience participation thrown in. Profound it ain’t, but in a packed-out theatre at 10am, the very mixed morning crowd clearly loved this show, right down to the jokes about the (truly) bad supermarket croissants doled out with coffee at the door.

A deliciously overbearing Hermia, bossing a wimpy Lysander – nicknamed “Lili” – who tells her “I want to love you more than organic hummus”. A sickly sweet Helena (“ginger Barbie”) chases Demetrius (“Dermatitis”), an egregious City type. He’s chasing Hermia; “Get away from me, you… banker!” she declares.

And so it goes on, as Puck wreaks mayhem, bestowing cross-eyed passion with his pink heart sunglasses.

One reservation: why must every show have the obligatory jokes about people off the telly? Why not stage a show about Shakespeare without these limp asides?

Two Loves was sadly everything Shakespeare for Breakfast was not – a lesson in how not to bastardise the Bard. In particular, don’t try and write sententiously Shakespearean dialogue and expect to get away with it.

The show uses Shakespeare’s sonnets as the basis for an artificially loaded, unconvincingly enacted love triangle. It veered dangerously close to one-star dreariness.

The standard was restored with the next stop on my Shakespeare tour: Timeshare. With a sense of dark menace, dangerously funny, it starts with a glorious premise: “Over six million people own a timeshare. One of them is Macbeth.”

In a condo on the “Costa Del Crime”, two British couples share a tense holiday, laced with a bitter workplace rivalry. What has happened to Duncan, their missing boss?

In the holiday apartment between them, the Macbeths appear, plotting murder as they quaff cervezas and check their text messages

You don?t have to worry

July 28th, 2010

You don?t have to worry about the temperature, pressure, or quality of the water, either. The Vitashower vitamin shower filter works with any kind of water. An added benefit is this water filter may actually provide nutrients to your skin and hair, too.

Although the Vitashower needs replaced at the end of its lifespan and is rather plain in appearance, it is extremely effective in removing all types of chlorine and chlorine odors from your water. The true beauty of this shower filter is what lies inside. After all, the best looking shower filter in the world is useless if it cannot effectively neutralize chlorine. This water filter makes no claims in regards to other compounds which you might have in your water, as should be the case for all shower filters on the market today.

Vitashower is easy to install and can be used with your existing shower head.

They seem difficult to find, to keep

July 28th, 2010

They seem difficult to find, to keep and to enjoy.Yet, the fundamental truth is: there is no inherent problem with relationships. There is never a scarcity of relationships. There is never a scarcity of love. Love is our natural condition, why aren’t we

The most common answer to this question is that we must find the perfect person. There is always something wrong with the people we meet. We have not yet found the “right” person, who can make us really happy. Or, if we have found him/her, that person has now left us and nobody will ever take their place again.

At this point we still believe that another person can make us happy. But, all right, let us look for a moment at what we’re dreaming of. Take a moment to see clearly who this perfect person is to you. Sit down and write a description of how you would imagine your perfect partner to be. Let yourself daydream. Write down all the qualities such
a person would have.

Now, write a paragraph describing how you would have to be in order to have such a partner.
